多摩川の河川敷に隣接し、周囲に心地の良い自然が広がる立地に建つヴィンテージマンションのリノベーションである。複数の棟で構成されるこのマンションは、空地のランドスケープや外壁・共用部がタイルで印象的に仕上げられており、周囲の自然と調和しながら一体的な景観を形成している。外壁で使用されている素焼きタイルやエントランスホールの白色の釉薬タイルを引用しキーマテリアルに据え、それらに素焼きのようなザラッとしたテクスチャの毛足がランダムなカーペットと、釉薬をかけたような半透明白色のオイルで仕上げたナラの突板を合わせた。複数のマテリアルの色味とテクスチャを慎重に検討し、それぞれの素材感を保ちつつも統一感のある空間として構成した。キッチン・トイレ・洗面などの水回りはあえて素材やトーンをガラッと変え、そのコントラストが互いを引き立て合うことを狙った。また、マンションの規約上、素材や間取りを竣工時の仕様から変更することが認められていなかったが、丁寧に協議を重ねることで、性能的な変化が無い素材や間取りの変更の承認を得ることができた。このプロジェクト以後の他の住戸の改修はこの前例によりリノベーションが少し自由になる。マンションリノベーションにおいて住戸と共用部のデザインが断絶されるのではなく、相互に参照し合いながら更新されていくことで互いの価値を高めていくリノベーションのあり方の提案である。

 

This is a renovation project of a vintage condominium located adjacent to the banks of the Tama River and surrounded by pleasant nature. Tiles are used on the exterior walls, common areas, and courtyard of this condominium, forming a landscape in harmony with the surrounding nature. We therefore used the unglazed tiles on the exterior walls and the white glazed tiles in the entrance hall for the interior as well. We also combined them with rough textured carpeting and oak veneer finished with translucent white oil. By carefully considering the colors and textures of multiple materials, We designed a space with a sense of unity while maintaining the texture of each material. In the kitchen and bathrooms, we used the different materials to change the atomosphere, aiming to create a contrast. Although the condominium’s regulations did not permit changes in materials or layout from the specifications at the time of completion, through careful discussions, we were able to obtain permission to make changes as long as there were no changes in quality. This will allow for greater flexibility when renovating other units later in the project. This is a proposal for a renovation method that does not separate the design of the dwelling units and common areas, but rather mutually references and updates each other, thereby enhancing the value of both.
