To maximize the property’s value within these constraints, we focused on the kitchen, which was isolated from the living area by a structural wall. We designed a continuous counter that extends from a large window into the kitchen, wrapping around the structural wall where the original doorway was located. Finished with large, glossy tiles, the surface is durable enough for cooking and plant care, while its reflective quality helps guide natural light deeper into the kitchen. By optimizing this counter to bridge the window and the kitchen, we aimed to soften the rigid boundaries of the unchangeable floor plan and expand the functionality of the home.A renovation of a pre-owned condominium in Shibuya, Tokyo, developed as a value-add project for resale. Given the need for business profitability, we were required to work within a limited budget. Additionally, the building’s bearing wall structure meant that significant changes to the layout were difficult to achieve.
